Property "Financiarisation": the innovative response of the BNP Paribas group

Philippe ZivkovicOn Thursday, 23rd November 2006, Alain PAPIASSE, Head of Asset Management & Services, introduced BNP Paribas' Conference held at "Maison Dorée" on the "Financiarisation of the Real Estate Market". On this occasion, Philippe ZIVKOVIC, who is the Executive Board of BNP Paribas Real Estate and President of ATISREAL, presented BNP Paribas Real Estate's innovative response to this subject.

Real Estate services today are extremely important for the economy, and account for 10% of the European Union's GDP. These markets have been revitalised due to renewed enthusiasm for the industry, not only from private investors, but also businesses and corporate investors. It is necessary to note that property prices today benefit from a strong increase which is in no way connected to the pace of economic growth. As a result, the property markets experience two main structural trends: internationalisation and financiarisation. Thus, as a consequence of internationalisation, 60% of investments in France today are made by foreign investors. If financiarisation is the result of a strong increase in available funds, it primarily happens to be the most appropriate response to the speeding-up of property assets transfers. BNP Paribas Real Estate has been able to offer an original solution to the changes in the market.
