The role
Working with a team across the country, managing and assisting with the management of properties for one of our larger clients.
The individual is to take immediate responsibility and ownership of managing their own portfolio, which will include a range of rural and commercial sites. They will be expected to pick up and take over management of the sites quickly and to manage open matters through to completion.
The job will require liaison with the full complement of property management staff across the business including employees of BNP Paribas Real Estate Facilities Management as well as staff across other business lines such as agency, lease advisory, building consultancy and the rural teams.
Management of the sites will include regular site inspections scheduled on a risk based frequency. The successful candidate will be expected to manage their own diary, ensuing that inspections are scheduled in a timely manner in line with KPIs. In addition, management of works identified during inspections as well as engagement with stakeholders.
Key Deliverables
• Providing high quality Property Management to your client
• Management of Lease / Tenancy Schedules
• Liaising with the client, their solicitors, stakeholders and tenants on daily basis
• Attending regular client meetings
• Carrying out regular property inspections on a risk based frequency
• Dealing with individual tenant requests and ensuring these are dealt with by the most appropriate team in a timely manner
• Assisting with preparation of reports for client meetings
• Management of income arrears and recovery (supported by a dedicated credit controller), invoice approvals, setting up new properties, maintaining the property database, updating the Operational Support team and Tramps, etc
• Due diligence for acquisitions and disposals
• Attending client meetings
• Attendance and positive contributions at team and department meetings
Person specification
• Degree level qualification
• MRICS qualified
• Proven experience within a commercial property management department and/or rural estate management
• Dealing with occupier applications proactively
• Process driven and able to work within timeframes set by BNPPRE, the client and their stakeholders.
• Good L&T knowledge
• Good understanding of H&S essential
• Property management accounting knowledge – statements of account and arrears recovery.
• Managing staff and working collaboratively within a team
• Full clean driving licence and access to a car is essential as the role involves regular site visits.
Experience
• Excellent IT skills including use of MS Word, Excel, PowerPoint, Outlook and Internet as well as Property Management systems (Such as TRAMPS/Yardi and Meridian/Riskwise etc).
• Being able to manage people, and to build strong working relationships with a variety of stakeholders
• Being prepared to take the initiative and to problem solve to achieve the best outcome for the client
• Being technologically aware/savvy and able to deal with a range of systems/processes
• The ability to multi-task and deal with multiple and potentially conflicting objectives and deadlines
• The ability to learn/master complex financial structures and implement recharging systems
• The ability to set and monitor financial budgets
• Understands and appreciates the importance of using discretion when dealing with sensitive information
