Role Overview

The Senior Health & Safety Manager plays a critical role in supporting teams nationally to ensure effective health and safety management and compliance across the BNP Real Estate Management & Solutions portfolio. This position provides visible, pragmatic, and technically competent leadership and advice to Property Managers, Facilities Managers, senior management, and clients, primarily within commercial property operations.

Working closely with the Director of Health & Safety, you will translate complex legislative and technical requirements into practical, proportionate solutions while identifying emerging risks and opportunities for continuous improvement across the industry.

Key Responsibilities

Strategy, Leadership & Governance

  • You will support the Director of Health & Safety in the development and implementation of the Health & Safety Management Strategy. This includes promoting a risk-based approach to safety across the business and providing expert technical guidance to internal and external stakeholders.
  • You will be responsible for managing, coaching, and developing a geographically dispersed H&S team, ensuring consistent performance and professional growth.
  • Additionally, you will contribute to board-level reporting and provide senior leadership cover when required.

Compliance, Assurance & Auditing

  • You will oversee and conduct comprehensive inspection and audit programmes to validate the delivery of the H&S strategy.
  • This involves performing regular compliance evaluations across the property portfolio and ensuring all findings are recorded and resolved.
  • You will drive the improvement of the H&S Management System, helping teams move beyond basic documentation toward meaningful assurance that risks are being effectively managed.

Operational & Technical Support

  • Maintaining a strong national presence, you will provide on-site advice and education to operational teams.
  • You will develop practical H&S procedures and standards while assessing potential liabilities and operational risks for the business and its clients.
  • Your expertise will also be vital during property mobilisations and due diligence activities.

Building & Fire Safety

  • You will act as a key advisor on the Building Safety Act 2022 and the Fire Safety (England) Regulations 2022.
  • This includes guiding the business on dutyholder responsibilities and the regulatory framework for higher-risk buildings.
  • You will ensure clear accountability between landlords, managing agents, and occupiers while keeping the business updated on legislative changes.

Incident Management & Continuous Improvement

  • You will oversee the reporting and investigation of accidents and near-misses, ensuring that lessons learned are communicated across the wider business. You will also support insurance and liability claims by maintaining accurate records. To drive innovation, you will identify opportunities to leverage technology and data to strengthen safety assurance and deliver impactful learning initiatives.

Key Attributes

  • You possess a customer-focused and engaging style with the ability to build trusted relationships at all levels.
  • You are a confident communicator capable of influencing stakeholders and appropriately challenging standards when necessary.
  • You maintain a pragmatic and proportionate approach to risk management and problem-solving.
  • You have a deep understanding of facilities and property management operating models and the associated H&S risks.
  • You are highly organised, proficient in digital compliance platforms, and comfortable managing competing priorities across a national portfolio.
  • You are willing to travel nationally to support properties and teams, with regular attendance at the London office.

Qualifications and Experience

  • You hold a minimum Level 5/6 occupational health and safety qualification (e.g., NEBOSH Level 6 National Diploma) or an equivalent recognised certification.
  • You are a Chartered member of IOSH (or an equivalent professional body), or you can demonstrate significant progress toward this status.
  • You have extensive practical knowledge of UK health and safety legislation and a strong working command of the Building Safety Act 2022.
  • You possess significant experience within the property sector, spanning commercial, residential, and mixed-use portfolios.
  • You have a proven track record of managing diverse, remote teams and navigating complex management arrangements involving landlords, agents, and contractors.
