The role
An exciting opportunity for an experienced and dynamic Building Manager to manage a prestigious asset located in the City of London. The successful candidate will have experience managing trophy assets, developing a proactive management culture and a demonstrable track record providing ‘best in class’ customer and client care.
Responsible for managing the delivery of an effective and compliant facilities management service through in-house staff, suppliers and consultants, across hard and soft services, to a single complex building.
Responsibilities
• Provision of best-in-class customer service and experience to internal and external customer base.
• Maintain regular and effective communication with occupiers and the client, including associated reporting.
• Prepare, monitor, manage and reconcile the service charge budget. Check and approve all expenditure.
• Line management of Technical Services Manager and Operations Manager. Ensure all people-related policies and procedures are followed with actively managed objective setting and development plans in place.
• Prepare accurate and comprehensive management reports and attend monthly management meetings with Clients and Property Management team.
• Develop and deliver first class occupier engagement and events programme for the property.
• Identify and actively support sustainability initiatives, including targeting and monitoring, implementation of net zero initiatives, and associated reporting. Implement strategies for reducing energy consumption.
• Manage site-based staff, ensuring all people related policies and procedures are followed. Audit and manage suppliers to ensure effective, safe and compliant delivery of both hard and soft services at the property. Measure and report supplier performance against agreed SLA’s and KPI’s.
• Work effectively with a range of specialist consultants to manage and monitor supplier performance and project delivery.
• Procurement of goods and services, following BNPPRE procedures and policies.
• Undertake regular building inspections, and action findings.
• Ensure compliance with all current statutory legislation in respect of health and safety and the environment.
• Develop, agree and manage capital replacement programmes.
• Manage local environmental activities in order to meet statutory obligations and achieve/ retain industry standards and accreditations where applicable (e.g. ISO14001 an BREEAM In Use).
• Ensure security and emergency procedures are robust and adhered to at all times, taking an active role in the management of emergency situations.
• Ensure compliance with all internal procedures and policies, e.g. Procurement, Finance, Compliance, HR.
• Maintain regular and effective communication with stakeholders including internal colleagues in Property Management, support functions and the wider Real Estate business.
Person specification
Qualifications/ Key Skills
• Degree or equivalent or by experience
• Membership or Associate Membership of IWFM or RICS
• National General Certificate in Occupational Safety and Health - accredited by NEBOSH
Experience
• Previous experience in a similar role
• Understanding of commercial leases and the landlord and tenant relationship
• Good understanding of service charge budgets and accounting principles
• Management of in-house and supplier staff
• Management of supplier relationships
• Good health and safety and environmental knowledge
• Good mechanical and electrical services knowledge
• Excellent English language skills – both written and spoken
• IT literate – MS Office at intermediate level and other relevant software (e.g. Meridian, Proactis, Snapshot, Tramps) at a level to undertake the role satisfactorily
• Experience with smart building technology, its implementation and use
• Experience of creating, implementing, monitoring and reporting against strategic ESG plans
• Experience of managing single site, multi tenanted environments in excess of 200,000 square feet
• Experience of managing service charge budgets in excess of £3 million per annum, and thorough understanding of accounting principles
