We are seeking an Associate Director (to work in conjunction with a Director) to take responsibility for the management of a unique mixed portfolio of historic properties in the centre of Greenwich. The portfolio including commercial, residential and the Greenwich Trader's Market. 

This is an opportunity for the individual to take immediate responsibility and ownership of managing a number of buildings and assisting with account management. This is a first-rate prospect for a confident, enthusiastic individual. In addition, with the prospects of an expanding client base, the individual will be tasked with achieving objectives set out in the department’s annual business plans There is a supporting team of on-site managers and the internal Helpdesk, and the job will require liaison with the full complement of property management employees across the business including BNP Paribas Real Estate Facilities Management as well as employees across the Lease Advisory, Building Consultancy and Rating businesses. 

What will the role entail?
  • Providing high quality Property Management to your client and Account Director 
  • Management of Lease / Tenancy Schedules 
  • Liaising with clients, their solicitors and tenants on daily basis 
  • Instructing and liaising with the Estate Manager / contractors over minor repairs 
  • Carrying out regular routine property inspections 
  • Arranging and facilitating regular tenant & trader meetings, market manager meetings, letting meetings and attending events meetings 
  • Dealing with tenant applications
  • Preparing detailed reports for client meetings 
  • Managing an on-site team of 7 
  • Working with the Estate Manager and our Facilities Management team to ensure maintenance contracts are set up and tendered 
  • Undertaking regular service charge expenditure monitoring and reporting 
  • Liasing with property management accounts team and on site staff in the production of rent and expenditure forecasting, annual service charge budgets, approving reconciliations, rent raising reports 
  • Management of Income Arrears and recovery, invoice approvals, setting up new properties, completing change notes, updating the Helpdesk and Tramps, etc 
  • Due diligence for disposals and lettings 
  • Attending client meetings 
  • Undertake small scale lease renewals and rent reviews 
  • Identify asset management opportunities 
  • Liaise with external consultants in relation to valuation,lettings, planning, licenced premises and project management matters 
  • Liaise with client’s insurance brokers in respect of material changes, project insurance and annual renewals. 
The background you need to have
  • Proven experience within commercial property management (or similar), specifically with a client facing background. 
  • Managing lease events, rent reviews and expiries 
  • Dealing with tenant applications 
  • Sound landlord and tenant knowledge 
  • Property Management accounting knowledge – Statements of Account, service charges, arrears recovery, etc 
  • Good working knowledge of Microsoft Excel, Word and Outlook
  • Lastly you'll need to be RICS qualified.
