Ambitious Surveyor required to join our expanding multi-disciplinary, Chelmsford Development Team.   

 National Development & Planning Team

Advises clients across the UK on development opportunities, whether they are public or private, house builder or developer. Our team of planning and development experts cover the main regions in the country where there is forecast housing growth, including the South East, South West, Midlands, North, East Anglia and Scotland working closely with Valuation, Residential/New Homes, Rural and Commercial business lines.

 Our expertise lies in creating value through the planning and development process. Our dedicated teams promote clients' land through the planning system and deal with site-specific planning applications, while our development teams advise landowners on options, promotion agreements and joint ventures. Our thorough knowledge of the market ensures that we are able to advise on the optimum solution for promoting our clients' landholdings to achieve the best price on sale.

The Role

The role offers a relatively rare opportunity to combine, development agency, development consultancy, strategic development & planning, and valuation skills, primarily in the residential and mixed use sectors including:

  1. promoting potential development land to house builders, developers and promoters and/or negotiating to acquire development rights from landowners;
  1. advising on sale or purchase structures including option and promotion agreement, off-market and open market sales campaigns, negotiating commercial terms and supporting solicitors through to legal conclusion;
  1. working alongside specialist independent consultants to provide development consultancy and valuation advice in connection with monitoring, price notices and dispute resolution processes in relation to greenfield land values, standard and abnormal development costs, infrastructure and planning gain costs

Main Purpose & Objectives of the Position

The candidate will assist and take on development disposals, strategic agreements and consultancy jobs, working closely with senior members of the Chelmsford Development Team to ensure full continuity of service and advice to clients.

The candidate will seek to maintain and develop a pipeline of advisory and agency instructions, working closely with the rural, commercial, planning, valuation, and residential agency teams to optimise new business and cross-selling opportunities.

The candidate will require strong communication and business development skills, an aspiration to develop their own reputation and profile and that of the team and the ability to gain the respect of client and their advisors by consistently providing insightful, innovative and highly professional advice and support.

Professional Skills & Qualifications 

  • Professionally qualified MRICS and previous post-qualified experience
  • Excellent research and analytical skills
  • Excellent IT skills including use of MS Word, Excel, PowerPoint, Outlook and Internet
  • Detailed Knowledge of the Essex residential development market and surrounding areas;
  • knowledge of the Local Planning Policies within Essex and surrounding areas;
  • Good contacts and relationships with national and regional house builders, promoters and investors active in the Essex market.

Personal Attributes

  • High quality consultancy skills including report and proposal writing, presentations and general communication;
  • Confident written and verbal communicator, able to present ideas and recommendations to clients clearly and effectively at a high level;
  • Personal motivation to develop individual and team profile and reputation in the marketplace for providing the highest quality of advice.
