Director of Business Services - Facilities/Property Management

The role

Reporting to the Head of FM, the post holder is responsible for implementing the agreed strategic direction, and ensuring the effective day-to-day delivery, of the business services elements (Procurement, Helpdesk, and Sustainability) of BNP Paribas Real Estate Facilities Management Limited - Property Management’s subsidiary company providing facilities management solutions.

Key deliverables

  • Contribute to the development of an innovative, efficient future FM strategy focussed on a market leading FM service, in support of the overall Business Plan for Property Management

  • Direct Procurement, Helpdesk and Sustainability activity (business services) across Property Management

  • Monitor FM business service delivery nationally through proactive engagement with other FM and Property Management staff

  • Benchmarking against the market to ensure a competitive approach is maintained at all times

  • Ensure BNP Paribas procedures and directives are continuously reviewed for effectiveness and complied with at all times through audit processes

  • Effectively manage and develop staff under your line management

  • Regularly review the Business Services structure to ensure the service offering reflects the requirements of the business

  • Ensure effective business continuity arrangements are in place and tested

  • Contribute to and take part in tenders for new business

  • Prepare reports as required

  • Effectively liaise with customers and colleagues at all levels



  • Budget/overheads responsibility for function

  • Preparation, monitoring and revision of current year budgets

Clients and Business Development

  • Identifies and develops opportunities to enhance the business

  • Maintains and builds a number of strategic (internal) client relationships

  • Plans and manages projects requiring considerable creativity, foresight and judgement

  • Manages projects which require cross functional co-operation

  • Delivers projects that generate tangible benefit for the business and (indirectly) external clients

  • Outcomes have 1-2 year time horizon

  • Effective liaison with other parts of BNP Paribas Real Estate is critical to success

  • Represents BNP Paribas Real Estate at external events


  • Responsible for and manages team of employees

  • Shares knowledge with/ provides information to colleagues and team

  • Coaching/mentoring of others

Systems and Process

  • May be a project lead or contributor to BNP Paribas Real Estate UK projects

Person specification


  • Degree or equivalent

  • Membership of RICS or IWFM


  • Solid level of FM experience at senior management level

  • Understanding of commercial leases and the landlord and tenant relationship

  • Good understanding of service charge budgets and accounting principles

  • Management of in-house and supplier staff

  • Management of supplier relationships at a senior level

  • Good health and safety and environmental knowledge

  • Good mechanical and electrical services knowledge

  • Excellent English language skills – both written and spoken

  • IT literate – MS Office at intermediate level
