Nuveen Real Estate, one of the largest investment managers globally, will become the first major Landlord to implement a pan-European office-operating platform across its entire European office portfolio, worth c. €7 billion.

BNP Paribas Real Estate will be responsible for establishing and running the central operating platform, having been appointed by Nuveen to act as the ‘face of the landlord’, going far beyond traditional property management, and helping to create engaging and dynamic workplaces of the future.

The Role

Reporting to the head of experience, the role is supporting the delivery of placemaking, brand, events and occupier engagement strategies across the portfolio, whilst assisting the FM & PM teams deliver best in class occupier satisfaction.

The new office-operating platform will provide innovative and flexible solutions, tailored to each asset and occupier, to help entice workers back to the office. These could include an improved food and beverage offering, fitness and wellbeing initiatives and enhanced concierge and hospitality services, taking inspiration from the hotel sector. It will also help rollout new technologies and support Nuveen in implementing its ambitious sustainability goals at scale.

The office portfolio includes prestigious office buildings in London, such as Belgrave House, 25,500 sq. m and 70 St. Mary’s Axe 28,892 sq. m

Key Deliverables

Brand

  • Deliver the application of the brand ensuring brand values and asset branding are represented for events, community relations and communication with end users
  • Promote the brand and services acting as a brand guardian, ensuring all asset materials used are consist with the brand guidelines
  • When appropriate, contribute to the development of the branding for the assets, using end user and operational insights
  • Work in collaboration with communication and brand/events agencies and support any related PR

Management

  • Nurture an environment conducive to effective teamwork, co-operation and engagement among all service partners
  • Guarantor of the brand value and hospitality culture over the portfolio
  • Working with the community managers and the wider team prepare and implement a community strategy that supports the brand vision for the assets
  • Responsible for maximizing development & implementation of state-of-the-art user experience
  • Ability to evolve within an intercultural and multi-disciplinary environment

Placemaking

  • Active on-site presence across the portfolio
  • Working to implement a structured calendar of events throughout the year that support the brand vision for the assets
  • Oversee seamless management of the events and engagement program to the end user groups
  • Seek and implement opportunities to get attendee feedback and use this feedback to inform further events
  • Help produce measurement/success/KPIs/footfall tracking analysis reports
  • Support the customer satisfaction survey ensuring all feedback is reviewed, prioritized, actioned and followed-up

Occupier Engagement

  • Create and roll-out a specific engagement plan / strategy including end users and the wider community
  • General communication tools managed or created where needed including but not limited to the occupier portal and newsletter
  • Customer engagement, know your customer and act if claim is escalated
  • Consideration of new, innovative engagement activities
  • Facilitate regular meetings with occupiers

ESG

  • Forge links and relationships between the relevant local authorities, neighbours, community groups, organisations in conjunction with the ESG team
  • Ensure fully managed cultural plans are in place portfolio wide. 
  • Apply and deliver ESG supported community events in conjunction with the ESG team
